Closing Packet Too Long? Pull Deadlines Before Clients Sign

A closing packet can run 50–100 pages: purchase agreement, addenda, seller disclosures, inspection reports, HOA docs, title commitment.

You still walk the client through what they sign. Pull the deadlines and contingencies first so you know which pages to open. You still read the clauses.

AgentLeverage does not currently ship a live Contract Analyzer. This page is a first-pass comparison for closing-packet and disclosure review. It is not legal advice and not a certified legal review.

Closing-packet review vs a live contract tool

The job is the packet: inspection period, financing dates, appraisal, earnest money, HOA special assessments, and the seller disclosure items the client will ask about at the kitchen table.

A dedicated contract analyzer would extract those terms from the PDF. We do not ship that run. Do not expect a live Contract Analyzer from this page, and do not treat a chatbot paste as the signed file.

What you can do today:

  1. Search the PDF for dates, "contingency," "inspection," "financing," "appraisal," "earnest," and "HOA"
  2. Open those pages in the source
  3. Walk the client through those pages, then the rest they are signing

That is still your review. Call your broker of record or a real-estate attorney when the dollars or the terms are unusual.

If you are comparing affordable first-pass contract review, not looking for a live AgentLeverage contract run: what those tools do, and what you still review

What AI tools for real estate agents do here

The live catalog is not a closing-packet extractor. The jobs that do exist are client-call recaps, showing recordings, market articles, and invoices that are actually invoices.

Client-call recaps

After a showing, offer call, or inspection walkthrough, the notes scatter across a pad, a text thread, and whatever you remember in the car.

Meeting Summarizer turns pasted notes or a transcript into a recap, decisions, owners, and action items. Guest runs are free (5/day). It accepts TXT, DOCX, VTT, and SRT. It does not take a scanned closing PDF, and it does not transcribe audio. You still review the recap before you send it to the client.

That is recap and notes, not clause review.

Showing or call recordings

A Zoom, Meet, or phone export that says Speaker 1 / Speaker 2 is not yet a usable showing note.

Speaker Separation labels each voice. You rename Speaker 1, download isolated stems or txt/srt, and review overlapping turns. Guest runs are free (2/day). This is not a certified transcript and not a substitute for whatever recording-consent rules apply where you work.

Market articles

Rate headlines and local market pieces still show up as tabs.

News Analyzer returns bias, entities, sentiment, and a summary from a URL or paste. Guest runs are free (10/day). You still decide what, if anything, changes the advice you give.

Invoices that are invoices

A commission statement, vendor bill, or HOA invoice is a different file than a disclosure.

Invoice Processor extracts vendor, date, amount, and line items from a PDF, PNG, or JPEG. Guest runs are free (5/day). You still review exceptions. It does not pull inspection deadlines or contingency language from a purchase agreement.

Contract analysis as a first pass

If you use a third-party contract tool or a careful DIY prompt, treat the output as a map of where to read:

  • Inspection / due diligence deadline
  • Financing and appraisal dates
  • Earnest money and default
  • HOA documents and special assessments
  • Seller disclosure items the client will ask about

Paste text only when you already have it. Meeting Summarizer can recap pasted notes or a transcript. It does not flag indemnification or extract a clause table from a scanned packet.

If the job is a first-pass recap of pasted contract text or intake notes, not a clause extractor: how to summarize legal documents first, then read the clauses

You still read the pages they sign.

What you still review

A first pass compresses the pile. It does not sign for anyone.

Check before you walk the client through the packet:

  • Every date you quote
  • Every contingency you say is open or waived
  • Dollar amounts, earnest money, and credits
  • Names and property address on the signature pages
  • Anything in the seller disclosure you are about to explain

Frequently asked questions

What is closing-packet and disclosure review?

Reading the purchase agreement, addenda, seller disclosures, inspection report, HOA docs, and title commitment so you can walk the client through what they sign. Pull deadlines and contingencies first. You still read the clauses.

Do AI tools for real estate agents replace reading the packet?

No. A first pass can help you find the dates and flags. It is not a substitute for reading the pages they sign, and it is not legal advice.

Does AgentLeverage ship a live Contract Analyzer?

No. Contract Analyzer is not an enabled tool. This post is a comparison. After the client call, Meeting Summarizer can recap notes (guest runs are free, 5/day). That is not contract review.

Can I recap a client call without an account?

Yes. Meeting Summarizer guest runs are free (5/day). Paste notes or upload TXT, DOCX, VTT, or SRT. You still review the recap. Meeting Summarizer does not transcribe audio.

Can Invoice Processor extract deadlines from a purchase agreement?

No. Invoice Processor extracts vendor, date, amount, and line items from an invoice PDF or image. Guest runs are free (5/day). A closing packet still needs a person for deadlines and contingencies.

Is this legal advice or a certified review?

No. This is not legal advice, not a certified legal transcript, and not a substitute for your broker or a real-estate attorney.
